What buyers actually notice
1. Smell
This is number one and it's not close. Buyers form an opinion within 10 seconds of walking through the door, and smell is the dominant sense in that window. Pet odor, cooking odor, musty basement smell, and cigarette residue are the top deal-breakers. A deep clean with focus on carpets, upholstery, and soft surfaces addresses the source rather than masking it with air freshener (which buyers see through immediately).
2. Kitchens and bathrooms
These two rooms sell houses. Buyers open cabinets, look inside the oven, inspect the grout, and check behind the toilet. They're mentally calculating how much work the house needs, and dirty kitchens and bathrooms inflate that number. Gleaming counters, spotless fixtures, and clean grout lines communicate "this home has been cared for."
3. Windows
Clean windows make a house feel brighter and more open. Buyers may not consciously notice the windows, but they notice the light. Dirty windows filter and dim natural light in a way that makes rooms feel smaller and older. Clean glass inside and out is one of the highest-impact improvements per dollar spent.
4. Floors
Scuffed baseboards, dingy carpet, and hazy hardwood make a home feel worn. Professional carpet cleaning can make carpet look years younger. Hardwood floors that are cleaned and polished reflect light and make rooms feel fresh.
