Spoiler: it's not the obvious stuff. The obvious stuff is fine. It's the small, easy-to-skip details that determine whether you get your full deposit back.
The things landlords actually check
1. Inside the oven
Not the stovetop. The inside. Open the oven door, look in, and ask yourself if you'd accept that from the last tenant. If there's burnt-on residue, grease splatter on the walls, or a crusty drip pan, that's a deduction. This is the single most common item we see flagged in move-out inspections.
2. Behind and under the refrigerator
Pull the fridge out. The dust, crumbs, and mystery liquid under there have been accumulating for your entire lease. Landlords know this and they will pull it out during inspection. Clean the floor underneath, wipe the back coils if accessible, and clean the drip pan if the model has one.
3. Bathroom caulk and grout
Mold or mildew in the shower caulk is one of the most common deductions. If the caulk is stained or the grout has turned dark, scrub it with a bleach-based cleaner. If the caulk is damaged or peeling, that's a maintenance issue, not a cleaning issue. Take a photo and note it so you're not charged for pre-existing damage.
4. Window tracks
Window sills and tracks accumulate dead insects, dust, and pollen over a lease. They're easy to overlook because you probably haven't looked at them in months. Vacuum the tracks, then wipe with a damp cloth. This takes five minutes per window and it's one of the first things an inspector checks.
5. Baseboards and door frames
Scuff marks on baseboards and fingerprints around door handles are deductions. Wipe every baseboard in the unit and clean the area around light switches and door frames. Magic Eraser works well on scuff marks.
6. Inside cabinets and drawers
Empty is not clean. Every cabinet, drawer, and closet shelf needs to be wiped down. Shelf liner should be removed if it's stained or peeling. Check the top of upper cabinets too, grease and dust accumulate there in kitchens.
7. Light fixtures and ceiling fans
Dusty fan blades and dead bugs in light fixtures are easy points lost. Wipe every fan blade, clean every light cover, and replace any burnt-out bulbs (most leases require this).
The walkthrough tip that saves deposits
Before you do your final clean, do a walkthrough with a flashlight. Shine it at an angle across walls, floors, and countertops. The angled light reveals scuffs, stains, and missed spots that overhead lighting hides. This is the same technique inspectors use.
