Soft Washing in Lexington, VA
Chemistry-first soft washing for Lexington's pre-1900 brick and lime-mortar masonry, plus vinyl and stucco on newer builds, sized for each substrate.
Soft Washing in Lexington, the Lambert way
Soft washing in Lexington is the only safe exterior cleaning method for most of the pre-1900 brick homes in the historic district. Those walls were built with lime mortar, not portland cement, and lime is softer on purpose: it was designed to allow the wall to move and breathe. A pressure washer on lime mortar erodes the joints and causes cumulative damage that is not visible on wash day but becomes obvious over the next few cleanings. Soft washing uses chemistry instead.
Our process applies a buffered sodium hypochlorite solution through a low-pressure pump at roughly garden-hose pressure, allows it to dwell while it kills the organic growth (mildew, algae, lichen, moss), and rinses. The mortar takes no mechanical hit. Paint does not lift, siding does not detach, seals and caulk joints stay intact. The chemistry also sterilizes the surface so regrowth is delayed by 18 months to two years.
Lexington's shade problem
North-facing brick elevations in the historic district, anything under heavy tree cover along Jackson Avenue or around Green Hill, and the shaded sides of the Colonial Revivals around W&L campus mildew fastest. Humid Valley summers accelerate it. Pressure-only washing on those walls looks clean for about three weeks before the stain returns, which is why we do not offer pressure-only washing on any substrate where soft wash is appropriate. We will tell you at the walk where pressure is appropriate (concrete driveway, occasionally certain fencing) and where it is not.
The crew handling chemistry on a Lexington exterior is on Lambert's payroll, trained in residential chemical handling, and insured. Landscape gets pre-wetted and rinsed during the work so solution does not concentrate in root zones. Pumps, hoses, containment, and chemistry are ours.

Common questions about soft washing in Lexington
Is soft washing safe on a pre-1900 lime-mortar brick home in downtown Lexington?
Yes, because there is no mechanical impingement. Lime mortar is softer than modern cement mortar on purpose, and pressure washing erodes it over multiple cleanings. Soft washing uses chemistry at garden-hose pressure, so the mortar takes no stress. Before starting we test a small area and verify that the joints can handle a gentle rinse. If any joints are too weathered to take even that, we flag them for repointing before proceeding with the wash.
How long before mildew returns on a shaded Lexington home after soft washing?
Typically 18 months to two years on heavily shaded elevations, longer on sun-exposed walls that get direct afternoon light. Trees near the house, humidity, and airflow all affect it. Homes along Jackson Avenue under the mature oak canopy regrow faster than homes on the more open ridge streets. We can quote zinc or copper strip installation along the upper courses to extend the interval, which on some homes pushes the next cleaning out by an additional year or more.
What's the difference between soft washing and pressure washing?
Pressure washing uses high-pressure water to physically blast soil off a surface. Soft washing uses a specialty cleaning solution at low pressure to chemically kill the biological growth at the root. Soft washing is the correct method for siding, stucco, screens, and shingle roofs. Pressure washing is appropriate for concrete driveways, walkways, and similar hard surfaces. We specialize in soft washing because it's what most of what a Valley home needs.
How long does soft washing last?
Four to six times longer than pressure washing on average. On most Valley homes, that translates to 3 to 5 years before you see meaningful regrowth - compared to 6 to 18 months for a pressure-wash-only treatment. The difference is that we kill the biology at the root.
Is soft washing safe for my plants?
Yes, with proper precautions. We pre-wet landscaping before applying the cleaning solution, and we rinse thoroughly afterward. The solution is designed to rinse away cleanly without lasting impact on normal landscaping. We take extra care with ornamentals near the house.
Can you soft wash a shingle roof?
Yes - that's exactly what our roof cleaning service is. Shingle roofs should never be pressure washed (it strips granules and shortens shingle life). Soft washing is the manufacturer-approved method for cleaning algae and black streaks off a shingle roof.
